2015-2016 Foreclosure Timeline

Important Information for Property Owners with Delinquent Taxes
On July 22, 1999, the Governor of Michigan signed Public Act 123 of 1999, which shortens the time property owners have to pay their delinquent taxes before losing their property under the process called tax reversion. Property owners with taxes that are 2 years delinquent will go through a foreclosure process and the property will be sold at public auction.

The time period to pay delinquent taxes has been reduced from 5 years to approximately 2 years. These are significant changes, so DON’T WAIT TO PAY YOUR TAX!

2015 Delinquent Property Tax
On March 1, 2016
2014 taxes are turned over delinquent to the Antrim County Treasurer

By June 1, 2016
Taxpayer is notified of delinquency via 1st class mail

By September 1, 2016
Taxpayer receives 2nd notice of delinquency via 1st class mail

On October 1, 2016
Additional $15.00 fee added to each delinquent parcel

On November 1, 2016
List is compiled of properties subject to forfeiture on March 1, 2016

By February 1, 2017
Taxpayer (and other specified parties) receives 3rd notice of delinquency via certified mail

On March 1, 2017
$175.00 fee is added to parcel and property is forfeited to the Antrim County Treasurer. Interest rate on unpaid balance increases to 1.5% per month retroactive to March 1, 2015

Between March 1, 2017 and January 2018
1. Title searches conducted to identify parties with legal interest in the property
2. Petition seeking foreclosure of forfeited property filed with Circuit Court
3. Personal visit to forfeited property with personal service or posting of notice
4. Publication by newspaper (2017 Publication)
5. Administrative Show Cause Hearing held
6. 4th and 5th and 6th notices of delinquency and imminent foreclosure made at least 1 via certified mail

Between January 1, 2018 and March 31, 2018
Circuit Court hearing for foreclosure judgment will be held during this time period. Property owner (or certain other parties with a legal interest in the property) has until March 31, 2018 to redeem the property by paying all taxes, interest, penalties, and fees on uncontested cases


On April 1st 2018 after Foreclosure Judgment

Title to property is forfeited permanently to the Antrim County Treasurer

Between July 2018 and November 2018
Foreclosed property offered for purchase at 2 public auctions to the highest bidder.
